I never thought I would be in the market for a book about property management, but I recently inherited an apartment and, because its location means its value is likely to rise in the next few years, think I should hang onto it. The prospect of dealing with renters doesn't thrill me, so I decided I should research how to best manage the property.

I found this book extremely helpful on 2 levels: it is a how-to guide that gives concrete, practical information and it is also a guide for learning about your personality and style to determine your goals and how best to manage property. It first asks you to consider your goals and to think about whether you have a landlord or investor mentality. That is, whether you will be stressing about every month that your property is vacant or whether you can take the longer view and regard the property as an investment. Later, the book goes into greater depth about personality styles in terms of dealing with rental properties and I found the analysis useful for planning how to handle the apartment I now own.
From the concrete side of things, the author goes into detail about what makes a good investment property, working with with real estate agents, where to get help and free resources, picking tenants and then managing them, maintaining the property, and the financial considerations when choosing properties. He even gives examples like “A property costs x and rents for y, in 10 years it will rent for z…” The author is an expert in the field of rental property management and using rental property for investment purposes…he has been doing it for 40 years and has a wealth of information.

This was the perfect introduction to rental property management for me…it covers all of the nitty-gritty details and gave me answers to the questions I had about how to proceed now that I have this apartment. But what I like the most was that it also covered the emotional aspects of being a real estate investor, and got me to take a look at myself to make sure I am ready for the challenge. This is a perfect book for anyone already managing rental properties or anyone thinking of getting into it.
